This 100 year old lovingly crafted Farm House incorporates stunning vintage and restored interiors from around the world. This is a luxury country home with elevated north east mountain views and sea breezes, with many outdoor daybeds to soak up the surrounds. This home has been designed to blur the boundaries between the indoors and outdoors so you can experience the incredible beauty that surrounds you. The farm House boasts an outdoor double bed and bathroom under the stars. This incredible home has a private plunge pool and sun deck to enjoy in the summer months and an outdoor bonfire area to sit fireside with a glass of wine in winter. This home offers luxurious organic bedding and towels and a fully stocked pantry for your stay. Bellingen Farm House is a country getaway that provides you with a breathtaking and unique holiday escape. Our property is only a short five minute drive to Bellingen town and the Bellinger River for a swim, so it’s the best of both worlds. We believe our farmstay accommodation in Bellingen is the best farmstay in NSW.

The best farmstay in NSW is also our family home which I make available for guests when possible. This property is designed and set up for the conscious traveller, for those of you, that care about treading lightly on the planet without compromising your comforts. This is a stunning space of recycled collectables, interiors and artwork from around the world, that come together in a way that makes you feel relaxed as soon as you arrive. It has beautiful vaulted ceilings, with plenty of light and a sense of spaciousness, with stunning north east mountain views of Old Man Dreaming, and many outdoor day beds to relax and soak up the surrounds. Our farm house has comfort and style at it’s heart. Our home is fully equipped with everything you may need to have a very special country retreat. The pantry and kitchen are well appointed with all the comforts of home generously taken care of. We also have a beautiful private mineral plunge pool and sundeck with stunning views and sunsets.
The main living space has an open plan living area with large day beds and seating, a large dining area that seats 12 and a fully equipped kitchen with a large slow combustion fireplace for the winter months. This space is light and spacious and has large sliding doors and bay windows that open right up take in the stunning surrounds and that help blur the boundaries between the inside and outside world, allowing you to immerse yourself in nature.
There are now two bedrooms inside the house, with one King bed and one Queen Bed and a Double bed outside undercover on the verandah with garden views. For larger groups, we can open a third bedroom inside our home (at our discretion) and by appointment only. Feel free to ask us about this before you book. The outdoor bed has a large mosquito net and an electric blanket in the winter months. If you are booking for 8 guests during the winter months and would prefer to sleep inside we can offer two single mattresses which can be set up in the main living space by the fire. We have a large inside bathroom with a large bath and separate shower and toilet and there is an additional toilet in the laundry. There is also a beautiful outdoor bathroom with a bath and shower outside on the verandah under the stars. There are two children’s bedrooms which are not accessible to guests. Please let us know if you would specifically like to sleep outside when you book with us.
Our Farm Animals
We have two very friendly dogs, three horses, a sheep, two goats, four hives of native stingless bees and many heritage chickens and ducks free ranging on the farm. Our cows are enjoying greener pastures on our neighbours farm. If you are allergic to dogs then this property is probably not suitable for you. Please drive in slowly and carefully to avoid running over our chickens. When we have bad weather, our chickens and ducks take refuge in our carport, we apologise for the mess they make.
Apologies, but we do not allow pets at this property. There is a fantastic, well priced local kennel for you to take your dog to. They allow you to take your dog out for the day and drop back for overnight.
Our Farm Fresh Veggies & Eggs
We grow beautiful biodynamic seasonal fruit and veggies and eggs, if you would like a mixed box of veggies and eggs (aprox $60-$100 depending on the size of your group and the length of your stay) please let us know when you book and we will have it waiting for you when you arrive. You can pay for this in cash when you arrive.
What we Provide
We offer guests a continental breakfast; A loaf of organic sourdough bread, organic milk, butter and muesli. We also supply guests with a well stocked pantry including: A large selection of teas, coffee, and hot chocolate, a selection of condiments (jams, vegemite, peanut butter, nut butters) an assortment of herbs and spices, cooking oils, vinegars and sauces (soya, tomato, BBQ etc)
We provide guests with organic linen, towels and Turkish towels for the pool.
We provide guests with organic liquid soaps, shampoo and conditioner, and laundry detergent. The full list of house amenities is listed below.
Our permaculture | Biodynamic Farm
The Farm House is situated within our orchard and veggie garden, so you get to see and enjoy the distinctive growing seasons when your stay here. Guests can help themselves to our orchard when they are here.
Eco Friendly Design
The Bellingen Farm House is an eco-friendly ‘slow stay’. Our country farmstay is built from recycled hardwood timbers, and fitted with second hand and recycled doors and windows. Every care has been taken to limit our carbon footprint in the way we are set up. We grow all our own organic fruit and vegetables, recycle all our water (both grey and black) back onto our farm and we rely solely on solar power and rain tanks for our power and water. Our reed bed septic system means we recycle all our resources back into the farm and the food we produce here. We ask that our guests take care and help us support our limited resources such as power and water during their stay, we understand that this may not be something you are used to managing, and we appreciate your understanding. We ask that guests please only use our own biodegradable soaps and washing powders.
Please do not use any chemicals in the house as this impacts our septic system and our health and well being. We supply environmentally friendly alternatives.
You have your own private house at the top of our farm. It has flat access with under cover parking. This is your farm holiday and you are welcome to enjoy our whole farm and explore the property. Please ensure you COPY the gates on the farm, if their closed leave them closed and if their open leave them open, this way we can keep our animals safe from getting out onto the road and into our cropping zones. If you have young children, please supervise them around our farm animals at all times.
Interaction with us
We run a busy farm, but we are happy to make time to look after you while you are here. We want you to have wonderful holiday, so ‘Our home is your home’ and we are always available to take care of whatever you may need whilst you are here. Either I or one of my onsite farm sitters will check you in when you arrive and explain how everything works to ensure you have a safe and smooth stay on our farm, then we leave you to enjoy your holiday. There is also a comprehensive guest information folder at the house with everything you need to know about the house and our farm, it also has a local bar and restaurant guide, and a list of things to do in our local area and surrounds. We ask that you read this upon your arrival to protect your bond, and to ensure you have smooth and enjoyable stay. If you or your children would like to help us feed our farm animals each morning and collect the eggs each afternoon, please let us know when you arrive. If you require a baby sitter, so you can enjoy some ‘out time’ during your holiday please feel free to ask us, as my daughter is often available.
This is our lovingly put together family home. We would like you to be respectful of our personal belongings and our neighbours by looking after our space and leaving it as you found it. This is not a party house, nor may you have events here. You may not have additional guests stay over that are above and beyond those listed on the booking, unless you notify us to discuss this first and sometimes this may incur a small additional charge. We also have a no shoe policy in our homes, this way we can manage the ongoing hygiene in all our homes, feel free to wear shoes that have not been worn around our farm.
This is one of the reasons we think we offer the best farmstay in NSW. If you are celebrating a special occasion (we do not host weddings) and would like to be surrounded by your family and friends then consider booking our entire farm (all three houses). We can cater up to 19 guests plus extra room for camping and camper trailers down beside the Farm Shed accommodation, making this an extraordinary farmstay experience. If you are having a wedding nearby, this is the perfect location to stay with all your friends and family as we are only a short drive to town.
Camping | Camper Trailers | Small Camper Vans
We have additional flat space at The Shed to accommodate a few extra guests. This space is only available if you book the entire farm and or are have booked The Farm Shed as well. The shared outdoor amenities means everyone has access to the toilet, kitchen and bathroom without disturbing the guests inside. We charge an additional $25 per camper per night. Unfortunately we don’t have room for caravans.
If you are towing a camper trailer and would like to park on our farm, please ensure you check with us before booking as we may not be able to accommodate you in poor weather conditions. In this case there are plenty of places to leave your camper trailer in town on your way to the farm. We can only accommodate your camper trailer if you have also booked the Farm Shed as there is no room up at the Fram House.
Wedding Accommodation & Number of Guests
We no longer host big weddings on our farm. Guests may have a small wedding limited to the number off guests that stay on our farm only, we can accommodate up to 19 guests in all three properties.
We do not allow parties or events in our homes. The maximum number of people allowed in the Farm House is limited to the number of guests staying on the farm. Should you wish to invite other people to the Farm House you will need to arrange this prior to your arrival and receive approval from the owner as weather and other guests staying on the farm can impact this. There may be an additional charge for extra guests. Please clarify your needs and expectations prior to booking. We are happy to discuss all of this with you.
For guests booking a long stay at this property (more than ten days) we ask that the guests pay an additional $250 per week for the house to be cleaned weekly by our cleaning team. Our cleaning team will clean the house, change your linen and towels and restock the house for your stay. This ensures the house is looked after and maintained during your stay, so you can relax and enjoy your holiday. This is paid for in cash or electronic transfer. This is not a condition of your stay, and can be discussed with the owner when booking.
Getting to Bellingen
Bellingen is spread out, with many beautiful valleys, rivers, beaches and bush walks to enjoy and explore. So having your own car is important to accessing these places.
FLYING: Coffs Harbour airport is 30 min away.
TRAINS: Urunga Train station is 20 min away.
BUSES: We have a bus service to both uUunga and Coffs that goes into bellingen town.
TAXIS: We have taxis from Bellingen town to our farm (5min)
When you book with us you are agreeing to our terms and conditions outlined below.
We understand that due to unforeseen circumstances that are beyond your control, you may have to cancel your booking, or that bad weather may prevent you from reaching your accommodation. If this should happen we will offer you a travel credit of equal value to be used within 3 months of your booking. There will be no extensions for this time period, and you are only eligible to have one change of dates with your travel credit. (unless Covid Restrictions are enforced). We suggest you rebook as soon as possible to secure your preferred dates and to avoid disappointment.
If you would like a full refund we can only offer this to you if we can find someone else to take your booking dates, up to four weeks prior to your check-in date. To do this, we cancel your booking, we open the booking dates on all booking platforms in an effort to find someone else. Should we secure another booking we will reimburse you fully for your holiday, after deducting our 5% booking and service fees on the total value of your booking (fixed fees from third party users).
If we are unable to secure another booking by four weeks prior to your booking we will notify you, and you can either take the booking, or reschedule your holiday for another date of equal value within 3 months rather than forfeit the loss of your holiday. After this date you forfeit your booking. Should you cancel your booking within the 4 week period you will forfeit your booking.
If you book another date that is less value than your original booking we do not offer refunds for the balance of value. If you reschedule your booking at a higher rate your booking will be amended to reflect the higher rate. Should you alter the number of guests from your original booking, you will not be refunded, should you increase the number of guests from your original booking your booking will be amended to pay for the extra guests.
14 Day Cancellations
If you cancel your booking within 14 days of your booking date, you will not be eligible for a travel credit nor a refund, and will thus forfeit your full booking, your security deposit bond will be refunded back on to your credit card within 7 days.
Covid Holiday Protocol
Due to the nature of Covid and the ever changing rules and regulations, we require that ALL guests ensure they arrive Covid Free. If you have cold or flu like symptoms, please provide us with a PCR or RAT test 24 hours prior to your arrival to conform your health status and others travelling with you.
If guests test positive and are unable to come to their holiday they will forfeit their holiday (unless they have travel insurance to cover this). We apologise that we are no longer able to offer refunds or travel credits for last minute cancellations. Please ensure you take extra care of your health and safety in the week prior to arriving to ensure you are Covid free. RAT tests are not required outside of the holiday season unless guests are symptomatic.
Covid Cancellations and government policy
If your trip is cancelled due to government policy restricting travel, or a lockdown, we will offer you a travel credit of equal value to be used within 6 months of your original booking date. There are no extensions for this time period, so we suggest you book as soon as possible to avoid disappointment. We will send you a temporary cancellation request, and will amend your booking dates as soon as you update us. Should you choose to cancel your holiday, then our cancellation policy above applies and you will only receive a refund if we can find someone to take your booking dates. You will need to rebook your dates no less than 4 weeks prior to your original booking dates. You are only eligible to have one change of dates unless COVID restrictions are enforced again.
If for any reason you reduce the number of guests from your original booking, we do not offer refunds or travel credits for this change. We simply ask that you notify us of this amendment, so we can ensure the house is set up properly for your stay. If you choose to increase your guest list and we can accommodate the extra guests we will amend your booking to reflect the extra cost of these guests. We are unable to accommodate different numbers of guests on different nights, so you must book for the maximum number of guests staying.
Security Damage Deposit Bond
Your security damage deposit bond will be refunded within 7 days of your departure. If there is accidental damage to our property or belongings or you have failed to observe our house rules or leave the property as we have asked, we will deduct the necessary funds from your bond to repair or replace the damaged items. We will send you an itemised list of the damage and the cost of repair or replacement with supporting photos. If you have accidentally damaged an item or our property during your stay, please let us know as soon as possible as we often have limited time to repair or replace the item before the next guest arrives.
