This is the best little country getaway in NSW and is our ‘budget friendly’ farmstay accommodation. This allows us to offer an affordable farm holiday to everyone.  It is a fully insulated converted shed that accommodates up to 5 guests with a slow combustion fireplace in the main open plan living space as well as an old 1920’s slow combustion stove from my original farmhouse in the outdoor kitchen. It’s ‘budget’ price is due to the fact the amenities (kitchen, bathroom and toilet) are located beside the shed in an adjoining undercover building. This gives you a wonderful experience of the farm surrounds, as you can shower and enjoy a beautiful bath outside under the stars. The Farm Shed has limited privacy due to it’s location on the middle level of our farm, it is situated between our main chicken house and machinery and feed sheds. We feed our farm animals in front of the shed each morning and access our horse yard beyond the shed.  It is suitable for a couple or small family and for those who are looking for something a little different.

The Space

This little country getaway is an old converted Farm Shed, located on the middle level of our farm. We have created this space for the conscious traveller, for those of you who care about treading lightly on the planet, and helping you to slow down. This “Slow Stay” means we do things a little differently here, to preserve our limited resources like power and water, and we hope we have achieved that without compromising your comforts. This shed is a communal space that is used by us and our farm sitters when my own home is booked or we are away ourselves. So, we decided to share this beautiful space with you as an affordable country getaway when it’s not being used by us. The Farm Shed is fully insulated, with an open plan living and sleeping space for the main bed, and two small bedrooms; one with bunk beds and the other with a single bed. Each room has ceiling fans and there is a slow combustion fireplace in the main living/bedroom space for winter.

We offer this farmstay at a lesser rate because of it’s set up. The amenities; kitchen, toilet, and bathroom are located outside beside the shed and we understand that this may not suit everyone. Also your privacy will be impacted, as we need to access our feed sheds each morning and we feed the chickens in front of your space. There is also a trampoline situated beside your outdoor area and all guests are welcome to use that. However, we  do our best to limit the impact on your privacy.

Booking Calendar

Because we use this space for ourselves and our farm sitters we can sometimes block out our booking calendar for this property during the holidays and long weekends in advance. Once we get closer to those holiday periods we release the dates when we know what our own plans are.  If you are interested in booking a holiday during those blocked out periods, please send us an enquiry email from the contact us menu and let us know what dates you would like to come and stay and if its available we can open them up for you to submit your online booking request.

Extra Guests Overnight

You may not have friends stay over night without incurring an extra charge. Please notify us if you would like to have guests stay over with you so we can adjust the price accordingly. There is also room to camp, set up a camper trailer or a small caravan if you have a few extra friends who want to stay.

Apologies, but we do not allow pets at this property.

Our Farm Animals

We have two dogs, three horses, two goats,  sheep, two hives of native stingless bees and beautiful heritage chickens (no rooster)  free ranging on the farm. Our cows are enjoying greener pastures on our neighbours farm. If you are allergic to dogs then this property is probably not suitable for you, as my dogs often stay here with us when we use this space.

Our Farm Fresh Veggies & Eggs

We grow beautiful biodynamic seasonal fruit and veggies and eggs, if you would like a mixed box of veggies and eggs (aprox $40-$60 depending on number of guests and length of your stay) ) please let us know when you book and we will have it waiting for you when you arrive. You can pay for this in cash when you arrive.

Our permaculture Bio-dynamic Farm

The Farm Shed is situated beside our orchard and veggie gardens, so you get to see the distinctive growing seasons within your stay. Please let us know if you’re interested in seeing our garden and we will be happy to make time to show you around.

Eco-Friendly Design

This shed has been built from second hand and recycled materials and every care has been taken to limit our carbon footprint in the way we are set up. Solar power, rain tanks and our reed bed septic system means we recycle all our resources back into the farm and the food we produce here. We have created this for the conscious traveler, and we hope that you understand and support that we have limited resources when you stay here, so helping us manage your power usage and water consumption is much appreciated.

Getting to Bellingen

Bellingen is spread out, with many beautiful valleys, rivers and bush walks to enjoy and explore. So having your own car is important to getting around and seeing all that it offers.

FLYING: Coffs harbour airport is 30 min away.

TRAINS: Urunga Train station is 20 min away.

BUSES: We have a bus service to and from both Urunga and Coffs Harbour from Bellingen town.

TAXIS: We have taxis from bellingen town $20

Guest Access

You have your own private accomodation on the middle level of our farm. It has flat access with parking. You are welcome to enjoy our whole farm and explore the property. If you’re wandering around our farm, please ensure you COPY the gates, if their open leave them open and if their closed, leave them closed, this way we can manage the safety of our animals and ensure they don’t get out on the road or into our cropping areas. If you have young children, please always supervise them around our farm animals.

Interaction with us

We run a busy farm, however, we will always make time for you. Either I or one of my farm sitters will come and welcome you when you arrive and check you in properly, we will then leave you to enjoy your holiday.  We love sharing our farm with you so please make yourselves at home and enjoy all that our farm has to offer, we want you to have a wonderful holiday with us, so if there is anything you need to make your farm holiday more comfortable please don’t hesitate to ask us.  If you or your children would like to help us feed our animals each morning and collect eggs in the afternoon, please ask us when you arrive. If you require a baby sitter, so you can enjoy some ‘out time’ during your holiday please ask us as my daughter is often available.

House Rules

The shed is a space we use regularly ourselves, and we have some of our clothes and toys there for our own comfort and convenience. We ask you that you kindly work around our belongings, your children are welcome to use our toys and books, but please put everything back where you found it before you leave. This is not a party house , you may not have additional guests above and beyond those listed on the booking, however, if you would like a friend to stay over please let us know and so we can organise that for you at a small additional cost.

All our houses have a no shoe policy to manage the ongoing hygiene in our homes, you are welcome to wear shoes that are not being used on the farm. We rely on Solar power and rain tanks, we ask that you help us manage our limited resources during your stay with us.

Special Occasions

This is one of the reasons we think we offer the best farmstay in NSW. If you are celebrating a special occasion (we do not host weddings) and would like to be surrounded by your family and friends then consider booking our entire farm (all three houses). We can cater up to 21 guests plus extra room for camping and camper trailers down beside the Farm Shed accommodation, making this an extraordinary farm holiday experience. If you are having a wedding nearby, this is the perfect location to stay with all your friends and family.

Camping | Camper Trailers | Small Camper Vans

We have additional flat space to accommodate extra guests. This space is only available if you book the entire farm and or are have booked The Farm Shed.  The shared outdoor amenities means everyone has access to the toilet, kitchen and bathroom without disturbing the guests inside. We charge an additional $25 per camper per night. We do not accommodate caravans. If you are towing a camper trailer and would like to park on our farm, please ensure you check with us before booking as we may not be able to accommodate you in poor weather conditions. In this case there are plenty of places to leave your caravan/trailer in town on your way to the farm.

Environmentally Friendly

Our Shed uses rain tank water and we recycle the grey water, so please only use biodegradable soaps and washing powers. We supply eco-friendly soap and laundry detergent for you.

Please do not use any cleaning chemicals in the house or chemical based fly spray and cockroach spray as this impacts our health and well being. We supply environmentally friendly alternatives.

Cancellation Policy

When you book with us you are agreeing to our terms and conditions outlined below.

We understand that due to unforeseen circumstances that are beyond your control, you may have to cancel your booking, or that bad weather may prevent you from reaching your accommodation. If this should happen we will offer you a travel credit of equal value to be used within 3 months of your booking. There will be no extensions for this time period, and you are only eligible to have one change of dates with your travel credit. (unless Covid Restrictions are enforced). We suggest you rebook as soon as possible to secure your preferred dates and to avoid disappointment.

If you would like a full refund we can only offer this to you if we can find someone else to take your booking dates, up to four weeks prior to your check-in date. To do this, we cancel your booking, we open the booking dates on all booking platforms in an effort to find someone else. Should we secure another booking we will reimburse you fully for your holiday, after deducting our 5% booking and service fees on the total value of your booking  (fixed fees from third party users).

If we are unable to secure another booking by four weeks prior to your booking we will notify you, and you can either take the booking, or reschedule your holiday for another date of equal value within 3 months rather than forfeit the loss of your holiday. After this date you forfeit your booking. Should you cancel your booking within the 4 week period you will forfeit your booking.

If you book another date that is less value than your original booking we do not offer refunds for the balance of value. If you reschedule your booking at a higher rate your booking will be amended to reflect the higher rate. Should you alter the number of guests from your original booking, you will not be refunded, should you increase the number of guests from your original booking your booking will be amended to pay for the extra guests.

14 Day Cancellations

If you cancel your booking within 14 days of your booking date, you will not be eligible for a travel credit nor a refund, and will thus forfeit your full booking, your security deposit bond will be refunded back on to your credit card within 7 days.

Covid Holiday Protocol 

Due to the nature of Covid  and the ever changing rules and regulations, we require that ALL guests ensure they arrive Covid Free. If you have cold or flu like symptoms, please provide us with a PCR or RAT test 24 hours prior to your arrival to conform your health status and others travelling with you.

If guests test positive and are unable to come to their holiday they will forfeit their holiday (unless they have travel insurance to cover this). We apologise but we no longer offer refunds or travel credits for last minute cancellations, should  a guest test positive prior to their arrival, as we will be unable to fill that booking. Please ensure you take extra care of your health and safety in the week prior to arriving to ensure you are Covid free. RAT tests are not required outside of the holiday season unless guests are symptomatic.

Covid Cancellations and government policy

If your trip is cancelled due to government policy restricting travel, or a lockdown, we will offer you a travel credit of equal value to be used within 6 months of your original booking date.  There are no extensions for this time period, so we suggest you book as soon as possible to avoid disappointment. We will send you a temporary cancellation request, and will amend your booking dates as soon as you update us. Should you choose to cancel your holiday, then our cancellation policy above applies and you will only receive a refund if we can find someone to take your booking dates.  You will need to rebook your dates no less than 4 weeks prior to your original booking dates. You are only eligible to have one change of dates unless COVID restrictions are enforced again.

Booking Adjustments

If for any reason you reduce the number of guests from your original booking, we do not offer refunds or travel credits for this change. We simply ask that you notify us of this amendment, so we can ensure the house is set up properly for your stay. If you choose to increase your guest list and we can accommodate the extra guests we will amend your booking to reflect the extra cost of these guests. We are unable to accommodate different numbers of guests on different nights, so you must book for the maximum number of guests staying.

Security Damage Deposit Bond

Your security damage deposit bond will be refunded within 7 days of your departure. If there is accidental damage to our property or belongings or you have failed to observe our house rules or leave the property as we have asked, we will deduct the necessary funds from your bond to repair or replace the damaged items. We will send you an itemised list of the damage and the cost of repair or replacement with supporting photos. If you have accidentally damaged an item or our property during your stay, please let us know as soon as possible as we often have limited time to repair or replace the item before the next guest arrives.
